Federal Public Defenders Secure Historic Lease in Downtown LA
BREAKING: The General Services Administration (GSA) has just announced a significant move that will reshape the legal landscape in downtown Los Angeles. The GSA has signed a 74,056-square-foot lease at the iconic former L.A. Times building, located at 145 S. Spring Street. This historic transition will see the Federal Public Defenders Central District of California relocating to their new office space in the first quarter of 2027.
This development is crucial as it positions the Federal Public Defenders closer to key courthouses, enhancing their operational efficiency and accessibility for clients. According to Peter Hajimihalis, senior managing director at JLL, the GSA was drawn to the building due to its central location, the landlord’s capability to fund and execute tenant improvements, and the competitive terms of the lease.
The GSA secured this deal with the assistance of Howard Traul from JLL’s Government Investor Services team, who played a pivotal role in negotiations with the property owner, Onni Group. The JLL team, including James Malone and Dana Vargas, represented the landlord in this significant transaction.
The former L.A. Times building, a historic structure totaling 243,749 square feet, boasts striking architecture, expansive views of downtown Los Angeles, and ample parking options, making it an attractive location for the Federal Public Defenders.
This move not only reflects the GSA’s commitment to providing accessible legal services but also highlights a broader trend in urban redevelopment, where historic buildings are repurposed to meet modern needs.
