Researchers Reveal Urgent Need for Digital Twin in Facility Management

URGENT UPDATE: New research highlights a critical shift in the architecture, engineering, construction, and facility management (AEC-FM) sectors towards adopting Digital Twin (DT) technology for smart facility management. Conducted by a team from Western Michigan University, the study titled “Digital Twin-Enabled Smart Facility Management: A Bibliometric Review”, reveals an urgent need to address the long-overlooked challenges in facility lifecycle management.

With the operation and maintenance (O&M) phase being the longest and most costly in facility management, this study underscores the dire necessity for advanced data management solutions. Researchers Obaidullah Hakimi, Hexu Liu, and Osama Abudayyah systematically analyzed 248 research articles published between January 2012 and March 2022 using bibliometric methods. Their findings reveal that the integration of DT technology can significantly enhance decision-making capabilities, enabling real-time data acquisition and analysis.

This groundbreaking study, which employs tools like VOSviewer for keyword co-occurrence and citation analysis, identifies several key areas where DT can transform facility management practices. The research reveals that current investigations primarily focus on four essential aspects: building information modeling (BIM), AI-driven predictive maintenance, real-time cyber-physical data integration, and facility lifecycle asset management.

Further keyword clustering has categorized seven main research clusters, including AI-based predictive maintenance and semantic interoperability, which are critical for enhancing operational efficiency. However, the study points out a significant gap: while theoretical studies are abundant, there is a worrying lack of practical applications and case studies.

The analysis also highlights international contributions, revealing that the UK, led by the University of Cambridge, is the most influential country in terms of citation impact. Notably, Automation in Construction is recognized as the most prominent publication source in this field.

As the demand for smart facility management escalates, the study emphasizes urgent areas for further investigation. Key recommendations include focusing on AI-based real-time asset health management, virtual intelligent infrastructure monitoring, and enhancing data interoperability throughout the facility lifecycle. These advancements are essential for ensuring that facility management keeps pace with evolving technological landscapes.
