Home Sales Surge in Northern Colorado Ahead of Holiday Season
As the holiday season approaches, home sales in Northern Colorado have experienced a notable uptick, reminiscent of a bustling Black Friday. Between the end of October and mid-November, the market has seen a significant increase in homes going under contract as buyers aim to finalize purchases before Christmas.
According to data from InfoSparks, year-over-year figures indicate a surge in activity within both Larimer and Weld counties. By the end of October, homes going under contract increased by 5.2% in Larimer County and 10.9% in Weld County. This period also coincides with a rise in available inventory, providing buyers with more options. Larimer County reported a 13.4% increase in homes for sale, while Weld County saw a remarkable 20.5% jump.
The Colorado Association of Realtors notes that buyers are gaining leverage as homes remain on the market longer, averaging 68 days, a 12% increase from October of the previous year. This extended timeframe has led to more balanced negotiations, with buyers closing on properties at approximately 5.7% below original list prices. Specifically, in Larimer and Weld counties, the average discount is around 3%.
Despite mortgage rates hovering around 6% and ongoing budget pressures, the current market offers opportunities for buyers willing to act quickly. Sellers who adjust their pricing strategies, present their homes well, and consider strategic concessions are finding success in this evolving market.
December traditionally marks the lowest sales volume of the year, with sales price ratios dropping and fewer homes available. This trend suggests that buyers who enter the market now can take advantage of better deals before the new year. As January approaches, data shows that sales activity tends to increase steadily until the spring, leading to heightened competition, closed sales, and rising prices.
